The Property Management Division of Bruce Lyon Real Estate has experienced rapid growth in recent times, we believe this can be attributed to the experience, dedication and quality control measures of our Property Management team which is managed by Susan Cale.

Bruce Lyon Real Estate believes that our Landlords are a vital part of our business and we have introduced strategies and systems to facilitate the effective day to day management of these investments.  We have very tight controls in place to manage rent arrears and are dedicated to protecting the assets entrusted to us.

PROPERTY MANAGEMENT SERVICES

* Inspection of property to be listed for lease.

* Preparation of marketing material including photos, internet advertising, window cards etc.

* Arrange appointments with prospective tenants to view property.

* Collate tenancy applications - interview prospective tenants and process applications (confirm rental, financial, employment references etc, 100 point identification check).

* Communication with Landlord regarding applications, providing details of applications for approval by Landlord.

* Preparation of Residential Tenancy Agreement including Special Conditions that may need to be attached to the lease.

* Co-ordinate the lease signing process including the payment of rent and bond.

* Preparation of Ingoing Condition Report - a detailed report of the current condition of the property which is provided to the Tenant at the commencement of the lease.

* Bond Lodgement Form to be signed by tenant and then lodged with the NSW Office of Fair Trading.

* Preparation of key register of all keys/remotes etc issued to tenant.

* Organise maintenance of smoke alarms (at owner's cost).

* Collection and receipting of rental payments.

* Regular rent arrears checks.  Letters/phone calls/emails etc to tenant regarding rent arrears.

* Maintenance of property as required.

* Liaison with Tenants, Landlords and Tradespeople to organise maintenance as required.

* Co-ordination of maintenance quotes.

* Routine inspections are carried out approximately one month from the commencement of the lease.  Inspections are then carried out at six monthly intervals or more frequently (maximum of four annually) if we believe it is necessary.  A written report of the condition of the property detailing any maintenance issues that have been identified is then forwarded to the landlord.

* Process of water usage charges (if applicable).

* Payment and processing of accounts for maintenance, water and council rates, strata levies etc.

* Management of the tenant vacating process to ensure that correct notice is given and that the property is left in a clean and tidy condition prior to bond being released.  A final inspection of the property is undertaken as soon as possible after the tenant vacates and a report prepared, this report is then compared to the original report prepared at the commencement of the lease.

* Preparation of monthly Income and Expenditure Statements.

* Preparation of annual Income and Expenditure Statements.
